FAQs
What is FM?
Facility Management or Facilities Management is defined as an “organizational function which integrates people, place and process within the built environment with the purpose of improving the quality of life of people and the productivity of the core business”.
What is a standard?
Standards ensure consistency of essential features of goods and services, such as quality, ecology, safety, economy, reliability, compatibility, interoperability, efficiency and effectiveness. A standard is a document, established by a consensus of subject matter experts and approved by a recognized body that provides guidance. ISO standards come in two main categories, those that are intended as guidance (e.g. ISO 41012) and those with requirements (e.g. ISO 41001 – Management System Standard for FM with Requirements with guidance for use). These can then be adopted and translated by National Standards Bodies (NSB) for local use.
Who develops ISO standards?
ISO has put together groups of experts that represent every sector imaginable from soaps to spacecraft, MP3 to coffee. In fact there are more than 250 technical committees. You can find out what they do here . ISO members can choose whether they want to be part of a particular TC, and their level of involvement. O-members can observe the standards that are being developed, offering comments and advice. While P-members actively participate by voting on the standard at various stages of its development. Can you implement ISO 41001 but not pursue certification?
Yes, it is important to understand that implementation and certification are not the same thing.Third party certification provides validation of your FM systems and a basis for performance benchmarking and continuous improvement. However, any FM organization can interpret and apply ISO 41001 requirements, to enhance their FM systems.Using ISO 41001 as a framework to manage your FM organization makes it far easier than trying to design a completely unique FM system to support each organization. The result should be a system which enables the organization to manage an individual facility or a portfolio of facilities efficiently and more readily define benchmarks. The benefits will more than justify the costs of developing and maintaining the system.
What are the benefits of ISO 41001 certification?
Certification can be a useful tool to add credibility, by demonstrating that your product or service meets the expectations of your customers. ISO 41001 provides both in-house and outsourced FM Organizations with:
-
Enhanced image, credibility and currency.
-
A compliance framework to meet requirements.
-
Improved quality and cost control.
Who should seek ISO 41001 certification?
Facility Management or Facilities Management is defined as an “organizational function which integrates people, place and process within the built environment with the purpose of improving the quality of life of people and the productivity of the core business”.
Is this ISO 41001 certification site or building specific?
Both in-house and outsourced FM Organizations and FM Service Providers can be ISO 41001 certified. The exact procedure to obtain conformity will differ from one country to the next. Please check with your NSB or National Certification Authority.
What is the purpose of the ISO 41000-series, and how will it help me (and my organization)?
FM is practiced globally, we find many variations based on local norms and regulations. The standard defines what must be done, where the local norms may vary how it gets done.
Benchmarking FM services and costs is only possible when there is a commonly accepted definition of what is included or excluded from FM.
Are there any prerequisites or dependencies for ISO 41000?
Generally, No
However, there are related standards including ISO 55000-Asset Management, ISO 9000-Quality Management, and ISO 50001-Energy Management.
